Property Introduction & Non-Disclosure Agreement
1. Purpose
The Introducer will disclose to the Owner the identity and contact details of an investor (“Investor”) for the potential purchase of the property located at the address above (“Property”).
2. Confidentiality
The Owner agrees to keep all information provided by the Introducer strictly confidential and not disclose it to any third party without the Introducer’s written consent.
3. Non-Circumvention & Commission
3.1 The Owner shall not, directly or indirectly, bypass, avoid, or circumvent the Introducer to avoid paying commission.
3.2 If the Investor, or any person or entity connected to the Investor (including related companies, business partners, friends, or family), purchases the Property within 12 months of the introduction, the Owner shall pay the Introducer a commission equal to 1% (one percent) of the final sale price. For a sale at £1,000,000, this is £10,000 (ten thousand pounds).
3.3 Commission is payable in full upon completion of the sale.
4. No Obligation to Proceed
This Agreement does not oblige either party to enter into a sale; it only protects the Introducer’s right to commission for any transaction resulting from their introduction.
5. Compliance
The Introducer confirms they are acting in accordance with the Estate Agents Act 1979 and UK anti-money laundering regulations. The Owner agrees to cooperate with any required AML checks.
6. Governing Law
This Agreement is governed by and shall be interpreted in accordance with the laws of England and Wales.
